House Rules of West Oaks Condos

In 2007, the WOC OA board adopted a set of "house rules". These are interpretations and clarifications of the more formal governing documents, and also add some additional points intended to make living at West Oaks Condos even more enjoyable for all. (The provisions in the House Rules are just as enforceable as the more formal conditions.)

Bylaws of WOC OA

The Bylaws govern the operation of the West Oaks Condos Owners Association. Topics include elections, meetings, budgeting, reporting requirements, and so on.

WOC Condominium Declaration

This document was filed with the State when West Oaks Condos were first proposed. In addition to describing the project, it sets out the rules under which WOC would be run. (This document is equivalent to the Conditions, Covenents, and Restrictions — CC&:Rs — that govern planned communities.)

Insurance Policies for WOC

The HOA is required to maintain hazard insurance for the structures and common areas. Read and download the policy here.

Some lenders require owners to send in the Declarations Page (Certificate) for this policy on a yearly basis, as proof on insurance. The Declarations Page is specific to each unit, so it cannot be posted here. Owners who need a copy of the insurance certificate must fill out this form on the insurance company's website. The form requires the loan number, lender name and address, and other specific information. The Declarations Page / Certificate will be faxed or emailed as a pdf file within a day or two.

The HOA also requires Directors and Officers (D&O) insurance for the Board of Directors. Owners wishing to review this policy should contact Willamette Community Management. A photocopy charge may be assessed for any hard copies.
